I was having the same problems with my remote. The contacts/pads got worn out inside the remote. I would clean the PCB and pads and it would maybe work a little bit. I found myself opening up the remote constantly to clean the connection. I finally bought a NEW remote off Ebay for like $20 and reprogammed it. It works perfectly now.

Just get a new remote and the problems will be solved.
