A Detroit Locker has both axles engaged when going in a straight line. When going around a corner one of the axles will disengage, that is the noise you are hearing, no problem.

Find some more info about the car you want to buy. Detroit Lockers are only found in 9" Fords, and with some exceptions like truck Chevy 12 bolts and Dana 60's. I think some one might be trying to pull your leg. Be carefull.

sounds like the rear end is shot...... mine made a whining/clicking sound when it went out (both times). its very easy to do with these cars since they have tiny 7.5 inch rear ends

If the rear end is stock, and it sounds like it. It is an Auburn. Possibly it's going bad. No big thing, just knock the price down because of that.

There is no difference, a limited slip, is a limited slip. Some manufacture it differently, but in the end it's still the same, ergo, it does the same job, period!!!! Here's a link for a better understanding of Auburns.
