You're right about that. The hoist would probably be a two poster. I suprised at how little they cost (relatively speaking). My brother has one in his pole building. You're right about the concrete... Of course the whole floor wouldn't have to be 5 inches? ...have to check recommendations. High ceiling is a must.

at least in the area of where the two posts are goin to go. you'll just have to do some figurein' to know where that will be though.

Chris, I dont have a hoist. I traded off the hoist option for the second floor, since I had zoning ordinances to deal with. As it was, I had to get a variance for exceeding the mean roofline height in order to get the 12x12 pitch that I wanted. The garage is a colonial revival style architecture that matches the house.

Trust me, I didnt expect to pay as much as I did. However I saved probably $30K by doing all of my own drywall, plumbing, electrical, insulation, and painting. I *could* have whacked up a pole barn but it wouldn't have fit in with the historical significance of my 103 year old house and it's somewhat unique (to this area) colonial revival architecture.

It's really ironic too, a $45K garage just to house a $4500 car.

Our 30x40 pole barn was about 13,000 sided to match the house with 6 inches of concrete for a hoist with electric with 220. Its only 10'8 ceilings but the one side has a boxed area into the ceiling for a hoist

I helped my buddy track down a quality builder and a good price for a 2 stall garage last summer. 24x24, 10ft side walls, price included cement, windows, big door, access door, siding, shingles, all other materials, excavating and labor. Ended up being around $6,500 bucks. Took em maybe a week and a half from start to finish. Another $500 for the electrician who put two outside lights on the front, one on the side, 4 interior lights, plugs on the wall every 4ft, a high amp plug in the corner with a switch for an air compressor, and a plug on the rafter for a garage door opener. Price included materials. I lived there at the time and had the camaro parked in there all winter. Very well built and looks great. The average going price I found that was slightly more common was around 12-12.5k for the same thing. I'd recommend these builders anytime. Great guys too.

Well, I ended up with a house that already has a 2 car garage. Thanks for all the help guys. Now I need to research making it a 4 car garage!!.......one day
