Cost of a 2 car garage??

Hey all,

I am about to purchase a home, and some of them have a garage and some dont. So my question is to anyone who has built one, had one built, or knows the industry.......about how much for a basic 2 car??

This would be including the cement floor and everything up.

Does about $13,000 sound close?

yeah, thats pretty close. depending on what you want in it. if its detached, and you want elect., it'll go up for sure. that would be around 20x20 and 8' ceilings.

good luck in your house search. its def. a buyers market out there right now. so nows a good time to buy.problem is the interest rates are up again. I think in late spring they typically go down a bit just to start off the season.

I built a custom 24 x 32 detached garage with second floor loft, R30 insulation, 93% efficient furnace, and heaps of lighting, and so far the cost has been about $45K. It's fully drywalled & painted and I'm sitting upstairs right now typing on my DSL equipped computer while listening to the stereo.

I'd say don't do it any other way! If you are going to garage it, do it right and make it some place that you would like to hang out! Hmm. I think I'll roll my chair over to the fridge and get me another soda pop.

yeah, but before you invest too much money in it, make sure you plan on staying there for a LONG time. cuase you'll almost never see that cost in the value when trying to sell the house. (and yes IM JEALOUS AS HELL!)

You can buy a bare-bones steel building with two garage doors for about six grand. Add in the cost of a cement pad and you're set. $13,000 ought to do it with a few extras (insulation?).

When I get around to building a pole barn, I don't think I'm going to go quite as far as Dan did, but there will be at least three stalls, a lift, insulation, heat, electricity, and plenty of room to work. I'm thinking something in the 20-25K range.

Nice garage! But, "soda" pop? You are from MI, aren't you? lol

I'd love to have one built. I think I can go as much as 30X30 for my lot size by code. I'll need it to be high enough to handle a hoist.

I built my brothers garage (footings, slab, small drive, Home Depot 20x25 kit) for under $10,000. It is just bare inside. No insulation or drywall. I figured I'd leave him something to do. LOL

how much do you think you saved him in your labor? he'd have to add that cost too Im guessing since he didnt mention building it himself as an option.

dan, you got a hoist? I got one and I love it. Id post a pic of my garage but my camera is dead. long story but it got run over by a car (or two )

also, someone mentioned building a garage and getting a hoist, it'll help if you make the concrete 5" thick instead of the standard 4" to support the hoist better w/less worry of cracking, and the ceiling will need to be minimum 11'. thats how tall my ceiling ended up and it clears a car just fine. almost go all the way up with a hood up even. but 12 1/2 feet would be more ideal so the hoist wont have to go up into the attic and you can pick up trucks and stuff if you wanted to.
