yeah, but that's SOLID advice.
all you gotta do now is sort out the details.
houses are a PITA, but when you get it going, it's all good, and a rental house near a college is good money forever, just don't dump too $$ into renovating it.
i got turned down ~4 times before getting into this new house.
pray about it, and start working the programs.
my daughter bought 4 acres, and only one finance company in town would finance, but she finally got it. these folks only make money when they get you a house, they WANT to get you a house.
my finance guy made $4800 for fiddling with my paperwork, all he did was process it, GMAC took the note, and some clearing house did the funding.
it was the week before Christmas, and he said "the lady doing your loan application needs your loan to get her Christmas commission bonus"
some loan lady in your town needs $$ too, find her.

yeah, i wanted to buy it anyways, so i'd have it to say it's mine, you know..
i just need to know where exactly to start...i've looked at some of the hud websites, now i got a few more to look at so i can get ahold of an agent that deals with hud houses..i'm trying to find one around the orlando area, in a good area, doesn't have to be great, but just good..
i figured first i'd have to find a house...i know i WON'T be able to afford the payments on a mortgage cuz they're usually big...unless i guess if i could find a house under 60k, who knows..after that i'm not sure what to do.

a home under 60K would be a condo.... maybe a townhouse, little out of the range for a duplex....
If you are really wanting to know what you can get you need to secure financing first...that way you do not waste your time or a realtors.... you will know what you can buy ahead of time. Besides if you look at a home these days it is sold by the time you turn around.
