Cheapest style house to build? Design elements to reduce cost?

So what's the most cost effective style home to build per square foot? Ranch versus two-story?

What design elements do the most to keep the cost down?
(shape, # of roof angles, windows etc)

ranch, small, square, basic... I'm sure the list is long.
Biggest thing is they will use cheap lumber.

Call a biulder and say "i'm a cheap ***, whats the cheapest you can biuld me a home"
he will tell you the smallest alowed on that lot and plain with the cheapest materials.

I would NEVER do that though, but thats just me.

I don't want to compromise on material quality, but I want to find a design and elements that don't run up the cost unnecessarily.

well materials is going ot be the biggest part of it. and working in a lumber yard I pitty people that have houses biult with the cheap stuff.
My house will be biult from Winton, or MDFP lumber, with Tolko TnG and sheathing.

but you'll be using american lumber, so you start with a handy cap, lol.


Most other things that add up the costs arent really that large of a cost, and really make the house nicer to live in, and will give a much better resale too.
dont finish the basement or the garage, things like that.

good post! Modular is the way to go if money is a big factor. Best bang for the buck home for sure, and t is not cheap like a typical trailor park job.. Modulars can be very nice, and exterior walls are 2X6 if I remember correctly.

Ranchers are only cost effective if the land being built on is inexpensive.

Are you looking for a cheap to build home or a cheap to run home?

You can put in $300 of baseboard heaters or you can put in $20,000 of high tech ground heat pump, HEPA filtered, dehumidified, heat recovered, ventilated heat/cool.....Guess which one has the lower heat bill?

I was looking at some windows this weekend that were $2300 a piece. And they weren't even big.

Cheapest house is going to be a southern style home. No basement. Built on slab, 1 story.

a single story square home (no changes in rood pitch or height) is the cheapest home to build.

The more corners you have, the more it'll cost. As for the roof -- gables and dormers cost $$$, plain is cheapest. A simple square or rectangular 1 story that minimizes the labor cost to build.
